Our Services

WHAT WE OFFER

Comprehensive Initial Lead Inspection

A comprehensive visual examination combined with XRF (X-ray fluorescence) testing to detect lead-based paint on all accessible painted surfaces. You'll receive a detailed report identifying which components contain lead and lead hazards.

Letter of Compliance

A Letter of Compliance will be issued after a licensed inspector verifies that a property meets required lead safety standards.

Dust Samples

After lead abatement or renovation work, a clearance inspection confirms that dust-lead levels meet the state's safety standards before you reoccupy the space.

Pre-Renovation Lead Testing (RRP)

Planning a renovation in a pre-1978 home? Federal law requires contractors to test for lead-based paint before disturbing painted surfaces. We provide fast, reliable testing so your project stays compliant and your family stays safe.

Massachusetts Lead Law

YOUR LEGAL OBLIGATIONS

MA Lead Law

Under Massachusetts Lead Law, homes built before 1978 where a child under six resides must have all lead paint hazards properly addressed. This applies to both rental and owner-occupied properties. Property owners are responsible for compliance, and our team provides expert inspection and step-by-step guidance to help identify hazards and achieve full compliance.

Children's Safety

Lead paint hazards may include deteriorating paint, lead on windows and other friction surfaces, stairs, and areas accessible to young children. Children under six are particularly vulnerable to lead exposure, which can result in serious, long-term health effects. A professional lead inspection is the most effective way to identify hazards and ensure they are properly addressed.

Your Legal Responsibility as a Property Owner

The most effective way to protect your family and tenants from lead poisoning is to promptly identify and eliminate lead hazards. Property owners are legally responsible for lead exposure in their homes, and liability cannot be waived through tenant agreements. Full compliance with Massachusetts Lead Law is the only way to ensure both health protection and legal security.

The Importance of Lead Inspection

Lead inspection is an important step in safeguarding the health of those living in older homes, particularly properties built before 1978 where lead-based paint may be present. Exposure to lead can pose serious risks, especially for young children and pregnant women, affecting development, learning, and overall well-being. A professional lead inspection provides clarity by identifying the presence and condition of lead hazards, allowing homeowners to make informed decisions and maintain a safe, healthy living environment.

HOW IT WORKS

Simple Process to Achieve Lead Compliance

We provide a clear, step-by-step approach to help bring your property into compliance with Massachusetts Lead Law:

Comprehensive Lead Inspection
A thorough, non-invasive inspection is conducted using advanced technology, followed by a detailed report of findings.

No Lead Hazards Identified
If no hazards are found, a Letter of Compliance is issued. The process is complete with a single inspection fee.

Lead Hazards Identified
If hazards are present, the property must be deleaded by a licensed contractor or authorized individual in accordance with state regulations.

Post-Deleading Inspection
After deleading, a visual inspection and dust sample collection are performed for laboratory analysis. A reinspection fee applies and varies based on property size.

Final Compliance
Upon passing lab results, a Letter of Full Deleading Compliance is issued, confirming the property meets state requirements.

Tax Credit Eligibility
Properties brought into full compliance may qualify for a tax credit of up to $3,000 per unit.

Frequently Asked Questions

COMMON QUESTIONS

When will I receive my report?

Reports are typically delivered within 24–48 hours of the inspection.

What are the rates of your services?

Rates vary depending on the size of the property. Please contact us for a personalized quote.

Can I delead myself?

Under Massachusetts Lead Law, property owners or their authorized agents may perform certain limited deleading work if they meet required training and certification standards. A licensed lead inspection must be completed before any work begins, along with all required notifications and compliance procedures. Self-performed deleading is generally restricted to low-risk activities such as surface covering and minor repairs. In some cases, moderately hazardous work may be allowed if properly trained and approved. However, high-risk deleading work—such as paint removal, scraping, or demolition—must be completed by a licensed deleading contractor.

Will you issue a letter stating the property is lead free?

We do not issue letters certifying that a property is entirely lead-free. Instead, we provide Letters of Compliance. Under the Massachusetts Lead Law, a Letter of Compliance does not indicate that all lead paint has been removed. The law requires the identification and remediation of lead hazards, rather than the complete elimination of all lead-based paint. A property may still contain lead paint and be considered safe for children, provided the paint is intact and not creating a hazard. Ongoing maintenance of any remaining lead paint is essential to prevent future risks.

What is the cost of deleading?

The cost of deleading can vary quite a bit depending on the size of the property, condition, and how extensive the lead hazards are. A licensed deleading contractor can provide a quote based on the lead inspection report.
